What we clean

One team for the whole exterior

House Washing / Soft Wash

Low-pressure cleaning that lifts algae, mold, and mildew off siding, stucco, and brick without forcing water behind your walls.

Roof Cleaning

We kill the black streaks at the source using the low-pressure method shingle makers recommend. No granule damage, no voided warranty.

Driveways & Concrete

Surface cleaning that pulls out oil, tire marks, and ground-in grime so driveways and walkways look poured yesterday.

Deck & Fence

Wood and composite brought back from gray and slick to clean and even, ready for the season or for staining if that is next.

Gutter Cleaning & Brightening

Clear the clogs that cause overflow, then scrub the dark stripes off the gutter faces so the whole exterior looks finished.

Commercial & Storefront

Scheduled or on-call cleaning for storefronts, entrances, sidewalks, and dumpster pads. The first impression your customers notice.

Our Work

Why Signature

The difference is in how we work

The right method, not the fastest

We match the pressure and the cleaning solution to each surface, so things get clean without getting damaged.

Bonded and insured

Bonded and fully insured on every job, so the people on your property are covered and so are you.

Safe for plants, pets, and people

We wet down landscaping, use biodegradable solutions, and rinse everything clean when we are done.

The method matters

Why we don't point a pressure washer at everything

High pressure cleans hard surfaces fast. Point it at a roof or siding and it strips, dents, and forces water where it does not belong. The fix for those is soft washing: low pressure plus the right solution that kills algae and mold at the root.

Pressure Washing

1,500–4,000 PSI

High pressure for hard surfaces that can take it: concrete driveways, walkways, patios, and brick. It blasts off oil, gum, tire marks, and ground-in dirt.

Soft Washing

50–150 PSI

Low pressure and a biodegradable solution that kills algae, mold, and mildew at the root. The right call for roofs, siding, stucco, and most decks.

About

Started by a local family. Built on doing it right.

I am John Morais. I started Signature because I could not find a Maryland company that did the basics: show up on time, use the right method for the surface, protect the property, and stand behind the work.

So I built one. We are new, and that means every job has to be earned. I treat your home the way I treat my own, and I am there to make sure it is done right.

  • The right method for every surface
  • We protect what we can't replace
  • You see the price before we start
  • We follow up after every job

FAQ

Straight answers

Still have a question? Call (240) 441-8089, email signaturepressurewashingmd@gmail.com, or request a free quote.

How much does it cost?
It depends on the size of the surface and how dirty it is. We give you a clear written price before any work starts, and there are no surprise charges. Send a few details and we will get you a free quote within 24 hours.
Will it damage my siding or roof?
No. We soft wash siding and roofs with low pressure and a cleaning solution, not a high-pressure blast. That is the method shingle and siding makers recommend, and it protects your warranty.
Is it safe for plants and pets?
Yes. We wet down your landscaping before and after, use biodegradable solutions, and rinse everything clean. Keep pets inside while we work and they will be fine.
Do I need to be home?
Not for the whole job. As long as we have access to the areas and an outdoor water spigot, you can go about your day. We will confirm the plan with you first and check in when we are done.
What are the black streaks on my roof?
That is algae, usually a type called Gloeocapsa magma. It feeds on the limestone in your shingles and spreads over time. A soft wash kills it at the root instead of just rinsing the surface.
How long do results last?
A soft wash kills the growth at the root, so results last far longer than a quick rinse. Most homes stay clean for one to three years depending on shade, trees, and moisture.
How often should I wash my home?
For most Maryland homes, once a year keeps siding and concrete looking sharp and stops algae from taking hold. Shaded or wooded lots may want it a little more often.
Are you bonded and insured?
Yes. Signature is bonded and insured. We are glad to share proof before we start, so the people on your property and your home are both covered.
